In doing so we discovered the changes Well Fargo was making in their short sale negotiation process. 3 THINGS Wells Fargo can control: Short sale package can be submitted prior to purchase contract, most banks request purchase contract to accompany short sale package Appraisals are now being ordered prior to receipt of purchase agreement Wells Fargo is going to be changing their delivery process to the equator system, a computerized task list system that allows each party to hold eachother accountable. 80% OF WELLS FARGO LOANS ARE SOLD OFF TO PRIVATE INVESTORS 20% ARE WACHOVIA LOANS, WACHOVIA DID NOT SELL OFF THESE LOANS SO THEY ARE IN HOUSE DECISIONS, MUCH FASTER PROCESS. WHEN AN INVESTOR IS INVOLVED, PROCESS IS GOING TO TAKE MUCH LONGER. Countries like China, Saudi Arabia and South Korea are leasing or buying millions of hectares to grow food for their people. Research shows that many large land deals lack protections for small farmers. Contracts may guarantee leases for up to ninety-nine years, leaving local people without land for generations. Better practices balance exports with local food needs and give farmers ways to enforce promises by investors. They also make clear what kinds of jobs and how many jobs will be created. Smallholders can gain influence if they form cooperatives or unions or have the support of nongovernmental organizations. There are different business models for cooperation between investors and local farmers. Lorenzo Cotula is a senior researcher at the International Institute for Environment and Development in London. One popular method, says Mr. Cotula, is contract farming: &amp;quot;Contract farming has been around for a very long time and which essentially involves a company providing credit, inputs like seeds and fertilizers and training and all that, and then buying produce from the farmers at a fixed price when harvest time comes.&amp;quot;Companies usually deduct the cost of the inputs from the final purchase price. Today we're filming our second edition of my video blog and we're going to talk about purchasing real estate in your IRA. When purchasing real estate in your IRA, it's very important to do it correctly. If not, it can cause problems for both you and your custodian and it can take a lot longer. If you follow these basic steps, it'll make purchasing real estate in your IRA very simple and an easy transaction. The first thing you're going to do is notify Sunwest Trust of your intent to purchase real estate. The next thing you're going to want to do is negotiate the purchase price of the real estate. There's several ways you can purchase property, if you purchase it from an individual or purchase it on a short sale or a foreclosed home or even purchasing on a real estate contract or a deed of trust, something like that. All of these things are going to be things that you're going to want to consider before making the investment. So make sure that you figure out what you want to do and you negotiate all these things ahead of time.         <description><![CDATA[<div id="description">Photon Energy Services was founded in 2006 with the objective of allowing people to benefit from solar power without the need for them to spend money upfront. The company focuses primarily on the commercial, institutional and government sectors. A project that they are currently working on is the Diocese of San Jose. Photon has brought in an installation team as well as investors to pay for the equipment, and under a long-term PPA contract, the Diocese will pay for the energy produced by the solar equipment. A PPA plan is a power purchase agreement where a company pays the upfront costs of a solar power project in exchange for a contract requiring the customer to buy the resulting electricity. Dustin said that they believe that the Diocese will save a significant amount of money over the life of the PPA contract. Photon also works to make solar easier on their customers. Customers do not need to be experts in solar. Photon and its partners, Perpetual Energy and NBL Energy, will take a look at how and when you use electricity and how much electricity in your area costs at various time of day to give you an idea as to how much you would save if you switched over to solar. Photon always tries to structure the cost so that the amount of your solar bill plus the remaining grid bill is less than what you would pay to your current utility company. The hand-over ceremony was attended by Voltaire T Gazmin, Secretary of National Defense of the Philippines, and Dela Cruz, Commanding General of the Philippine Air Force in the Clark Air Base, north of Manila. In succession, the top army generals and officers visited the W-3 Sokól. PZL W-3 Sokół (&amp;quot;Falcon&amp;quot; in Polish) is a Polish medium-size, twin-engine, multipurpose helicopter. Inspired by the Soviet Mil Mi-2, the Sokół made its first flight on November 16, 1979, and has since been certificated in Poland, Russia, the United States and Germany. The Sokół is offered in a number of variants and is capable of performing a typical range of helicopter missions, including passenger transport, VIP, cargo, EMS, medevac, firefighting and search and rescue. The four W-3 Sokól were purchased in 2010 by the Philippines when the Philippines Air Force signed a 65 million US dollar purchase contract with PZL-Świdnik (now AgustaWestland Świdnik) over gunships. Another four W-3 Sokól are to be handed over in November 2012. The action is deemed as a move to escalate the armament of the Philippine armies since President Benigno Aquino III took office in 2010.         <description><![CDATA[<div id="description">www.cashnowforyourhome.com?yt01 - We have received a lot of inquiries through phone, fax, and email asking us what type of properties we buy and how to submit deals to us. We have put together this video to provide an efficient way to communicate with you. The answer to the first question of what type of properties we are looking for is this. We typically are interested in residential real estate with an after repaired value of $250000 or less. We want single-family homes and multi-units up to four units. We will look at deals across the country. However, there are some areas that we may not be interested in such as Detroit, Michigan. That area is extremely depressed. Now, we are not interested in paying more than 70% of the after repaired value. Remember we are wholesalers. The 70% after repaired value has to include the cost of the property, rehab cost, our wholesaler profit, points, and closing costs. Anything below that offer will be your profit. For example, lets say you have a house with an after repaired value of $100000. The first thing you will do is to multiply the ARV by .7 which represents 70%. In this case, it is $70000. Now, you must deduct the rehab cost. In this example, lets say the rehab cost is $20000. That leaves us with $50000. Next, you deduct the taxes, insurance, and attorneys fess. For our example, we will use $2000. Next you deduct the points for hard money, lets say 5% of $70000 or $3500.         <description><![CDATA[<div id="description">Despite technological innovations and significant government subsidies, we are yet to see the widespread adoption of clean energy technologies. This slow adoption has been attributed to current institutional features that introduce large transactions costs and unattractive risk profiles, which dissuade investments. In this paper we explore ways in which new types of energy intermediaries, which we call Green Energy Service Companies (GESCO), can reduce transactions costs, modify risk profiles, and provide financing for distributed clean energy investments. We first describe current GESCOs that absorb the various subsidies, act as system integrators and project contactors, bear the up-front investment, and offer long-term power purchase agreements (PPAs) to end consumers. Our work on this section is based on interactions with several companies involved in various stages of the solar PV value chain: Schott Solar (Manufacturer), Sun Run and Solar City (service companies), Boston Community Capital and Bank of America (Financing). We find that the value proposition of current PPAs to consumers is based on forecasted price increases and does not provide adequate protection against key sources of uncertainty. In the rest of the paper we propose modifications to current PPAs that offer a more compelling risk profile to consumers while retaining the financial viability of the GESCO. We provide a valuation model to compare alternative contract structures.         <description><![CDATA[<div id="description">The Zippin Pippin Rollercoaster Green Bay, WI The Zippin Pippin is one of the country's oldest wooden roller coasters. It was built in 1912 and was moved to its current location at the Mid-South Fairgrounds in 1923. In 1976, an amusement park called Libertyland was built around the coaster. Elvis, himself, loved the Zippin Pippin and would occasionally rent out the entire amusement park so that he could ride it without interruption. In fact, a sign posted at the coaster's entrance reads: &amp;quot;The Zippin Pippin was Elvis Presley's favorite ride. The &amp;quot;King&amp;quot; rented Libertyland August 8, 1977 from 1:15 am to 7 am. to entertain a group of about 10 guests. Decked in a blue jumpsuit with black leather belt, huge belt buckle with turquoise studs and gold chains, the &amp;quot;King&amp;quot; rode the Zippin Pippin repeatedly during a two-hour period. He lost his belt buckle on the ride that morning, and it was found and returned the next day. Elvis's Libertyland rental became his last public appearance. There are a lot of limitations in terms of financing them, and most people think you can assign the financing with the purchase. You cannot. This video explains the concepts. TRNASCRIPTION: Hey everybody, it's Rowan Smith from the Mortgage Centre. I want to talk today about assignments: what assigning a contract means, what your obligations are as the assignee and the assignor. Now, I want to define what an assignment is. Let's say you purchased a place, or you wrote a contract on a place to buy a home. Maybe the completion date is April 15th or something like that and it is January 13th today. Now, you go and you take time and you arrange your financing, you get everything in place, you remove subjects, you get all of that done and then what happens? You get transferred in your job. You can't back out of that contract at that point. You have entered into it. It's binding. You've removed subjects. You still have to complete even though you're being transferred to another province. You can either rent the place out or you can try and sell it on assignment. Now, what that means is that you're going to try and sell the rights to that contract. A lot of people used to use these to make money in the late 90's and early 2000 and onwards. The way they would do it is they would buy a pre-sale. They have to go through 60 days of defaulted payments, and then cancel the contract and go through the legal steps to force out the buyer who would have defaulted on the paperwork. This 60-90 days is much longer than about the standard 3 weeks it takes to evict a renter. The other bad part for a seller is if they get very little money down, it isn't enough to pay agents or for the potential damage or time it takes to get rid of the buyer. Other disadvantages for the sellers of a contract for deed is they are giving up tax write-offs and depreciation to the new buyer, this may not be a good deal unless they are getting something from the buyer in return, like a future sale, or a large down payment, or cashflow from a high interest rate. The seller is also giving up ownership to the new buyer, who can now take that house and make it there own.
