[NUMBERS] And now, our top story: according to KW research, one of the top features that buyers are looking for in their next home purchase is an affordable price. Surprisingly, price sometimes even outranks location for the number one spot. Homeowners who keep their house well-maintained can expect smaller repair bills when it comes time to sell—which can mean a more competitive list price. For more, we turn to News You Can Use NEWS YOU CAN USE Want to keep your home warm this winter AND protect your equity when it comes time to sell? One great way to start is by &amp;quot;winterizing&amp;quot; your home now. Here are a few things you can do to get started. • Insulating pipes in crawl spaces and attics. Exposed pipes are susceptible to freezing and if they burst, you'll end up spending money on repairs. • Seal leaks with caulk or insulation to keep the cold air out and the heat in. Look for leaks around windows and doors, electrical wiring, dryer vents and pipes. • Change or clean furnace filters once a month. Dirty filters restrict air flow and increase energy demand. • Drain your sprinkler pipes and any exterior water spigots to make sure the pipes underground don't freeze and break. • And lastly, watch your thermostat. Unfortunately, the irony is that the houses that sell won't be yours. That's because pricing your house high only provides a high comparable for other houses for sale in your area. The fact is that many buyers' agents will actually show your house to clients with the aim of showing what a steal the house down the street really is. For those buyers, seeing is believing. Smart sellers price right in order to get good offers early—in the first couple of weeks. You do not want to do anything that risks your house becoming &amp;quot;old and stale&amp;quot; in the eyes of buyers and buyer agents. Yes, a buyer can always make an offer. According to a recent survey, a properly staged house sells faster and for more money. From the moment a buyer steps on your property, they are trying to envision their life in the home.         <description><![CDATA[<div id="description">www.reit.com Commercial real estate trends and issues that were prevalent in 2011 will continue into 2012, according to Steve Hentschel, managing director and head of Real Estate Banking, Gleacher &amp;amp; Co. In a video interview with REIT.com at REITWorld 2011 NAREIT's Annual Convention For All Things REIT in Dallas at the Hilton Anatole hotel in November, Hentschel discussed sector fundamentals and recovery. He said that topics including global economic uncertainty, sovereign debt issues, nervous investors and market volatility, will continue into the New Year. When it comes to REITs specifically, Hentschel said one of the trends from 2011 that will carry over into 2012 is the trend of REITs owning core real estate. &amp;quot;People are looking for safety and want to own the highest quality assets,&amp;quot; he said. &amp;quot;There will be a continued emphasis on major market 24/7 cities that have global appeal.&amp;quot; In terms of trends that will be different, Hentschel pointed to leverage. He said that currently there's too much of a penalty for REITs with high leverage. &amp;quot;The pendulum has swung a little too far in the other direction, so I think that gap will close,&amp;quot; Hentschel said. He added that there's going to be more of a focus on debt maturities schedules and less focus on the absolute level of leverage. &amp;quot;Another thing that's developing is that we are watching more private capitol become frustrated with the low cap rates in high quality assets.
